A large-scale development proposal near DeWinton is back on the table.
Foothills Landing, a mixed-use community with about 1,900 residences, is proposed near the junction of highways 2 and 2A and the hamlet of DeWinton.
The developer is hosting an open house on the project on Thursday, May 18 from 4 to 8 p.m. at the DeWinton Community Hall.
Bryan Fenske, president of Carefree Lifestyle Solutions, said the development would be 197 hectares (486 acres) and include a mix of residential offerings as well as a retail corridor adjacent to the highway.
An application will be submitted to Foothills County early this summer, and a public hearing could be held in the fall, Fenske said.
The development would include townhomes, single-family homes, villas and homes geared to seniors in order to accommodate young people, downsizers and retirees, he said.
Calling for about six residences per acre, this type of development ends up conserving farmland compared with country residential development where one home is on several acres, said Fenske.
“You're taking a minimal amount of farm acreage and turning it into a maximum number of houses," he said.
The plan includes room to build a school, and about 20 per cent of the total area would remain open space, he added.
Other items in the proposal include bringing water and wastewater treatment to the area and making improvements to Highway 2A.
Once complete, Fenske estimates the project would result in over $3 million per year in tax revenue to the County.
Fenske was part of a group that brought a similar proposal to Foothills County council in 2017 that was denied. At the time, the proposed development was called Meadows of DeWinton.
Since then, the developers have agreements in place for water and wastewater treatment, and Fenske said the project is in alignment with Foothills County and Calgary Metropolitan Region Board guidelines.
If the project is approved, construction is expected to start in 2025.
